Finding a suitable house for rent is a major quest. However, if the follow-up is furnishing it with all essential furniture, it becomes more than a quest. The need of the time, when everyone today is busy and needs a hassle-free solution, is that the landlords offer furnished houses for rent. Many people who have shifted to the locality may be either new to the area or from another city. The idea of a furnished apartment can be more appealing to them.

There are many pros and cons of having a furnished house. The positive thing about furnishing a property is that it saves the tenants’ money since they need not buy furniture. A furnished property in Pakistan may be acquired more quickly than an unfurnished property because usually there are more tenants looking for furnished lettings. Also, it adds as a positive point that when the tenancy ends, the furniture stays a personal possession and can be used for self or offered to future tenants. A percentage of the cost of the goods may be deducted from the security if the tenants damage any furniture or sell it without prior notice.

The positive things about letting an unfurnished property are that the tenants who buy their own furniture may stay for longer periods since they have made an investment and moving could be complex and expensive. Usually, tenants stay happier with their own furniture and it stays a less problematic solution. The landlord is neither responsible for ensuring tenants’ furniture or any other items they bring into the property nor for any damage caused to it under any circumstances.

A third option is to let a property partly furnished, which is a term completely open to your interpretation. You could put in everything except beds (since many tenants have their own beds) or you could show the property to potential tenants, offering them the choice of whether to have additional furniture or not. Ideally, there should be enough furniture that the property looks ‘lived in’ and functional, but not so much that the place seems to be cluttered. Having too much of a landlord’s furniture crammed into a property looks least attractive.

Some lettings agents think that they can achieve slightly higher rents from furnished property than unfurnished – somewhere between 5 and 10 percent – but most argue that flexibility is key. The best thing is to offer whatever arrangement meets the needs of your customers. Nevertheless, this new trend is to facilitate people looking for an easy moving-in option, which also saves time and energy.
