Capital Smart City – Update

Capital Smart City October 2018 updates. This project has not yet been launched but is under discussion for some time for several reasons. For potential buyers, many aspects of Smart Capital City have yet to be explored. They also have valuable questions I will try to answer in this article.

Is this an HRL project?

The marketing team in Capital Smart City Islamabad has unofficially announced that it is Habib Rafiq (Pvt) Ltd (HRL). However, people who tried to obtain this verified information by the developer were unable to do so. I did this only to discover that it is Future Holding Holding (FDH) (Pvt) Ltd., which was jointly launched with HRL, while the Frontier Action Organization is one of the project partners. Please note that FDH is a sister company of HRL.

What I’ve also learned is that the developer has not yet formally launched Capital Smart, but looks forward to doing so in the near future. In the meantime, the project is being pre-booked as part of its phased release.

what is the location?

Before I put my hand on the official Smart City brochure, I did not really understand its location. I now know that the project is located between the M-2 highway and the Shakri road in Lahore-Islamabad, near Talean Road, near the new Islamabad International Airport under construction. According to the map, the company will have its main entrance via a dedicated exchange on M-2. With the construction of this exchange, Capital Smart City will be just 5.5 km from Plaza Islamabad Plaza in M-2. Construction work in the exchange has not yet begun.

The map also shows areas that the developer intends to acquire in the future. According to the last publication date of this handbook, the developer may have already purchased the land. This is the card I’m talking about:

What is the proposal?

According to the manual, the project includes plots of agricultural land comprising 20, 10 and 5 canals, as well as villas and plots of land from 5 to 10 Marales, 1 and 2 from Canal. To date, the developer has opened reservations for residential packages. The payment plan for these packages extends for more than 4 years. However, its price details for farms and residential land are not shared in 2 kanals yet.

According to the sources, the company has obtained a No Objection Certificate from the Rawalpindi Development Authority (RDA) for preliminary planning. In addition, the company completed and sent details of the initial planning to power. On the NOC front, the company has been eliminated, while it is now waiting for the RDA to continue marketing the project.

In terms of land acquired by the developer, I learned that the company has enough land to launch its first phase. For the rest of the project, the developer will continue to get more land.

Equipment and features expected

Scheduled to become the first intelligent city in Pakistan, the project will have an integrated system to link and maintain records of all project activities. Whether it is a health center record, planned activities at the community club, or public transportation schedules and availability, data on the Internet will be retained by the company.

In addition, Capital Smart City updates, it is designed to promote an active and healthy lifestyle. To this end, there will be plenty of open spaces and outdoor leisure services such as an 18-hole golf course, standard PGA, parks, trails, and many landscaped gardens and green spaces.

In addition, the company will be free from any inconvenience related to the unloading of the load. He will have his own water purification plant. To ensure that the project plan facilitates all kinds of related activities, the smart capital city will have an economic district, health area, educational area and shopping mall.

For the official release of the project, I was told that September could be the month. The only thing that delays this launch is the RDA approval to launch the marketing campaign. About the completion of the first stage, the developer hopes to seize possession within three years. In the meantime, please note that the payment plan covers 4 years
